Home Buyers Guide: Step 1 - Prepare

Preparation is the beginning of the homebuying process.  You need to consider a few things during this stage.   
  • Do you know what you want? 
You need to consider what is important to you in your new home.  Is it important that you have three bedrooms?  What about an office?  A one, two or three car garage?  A large yard for entertaining or a townhome where someone else takes care of the yard work?  The neighborhood where you'd like to live?  The desire to own your own home is just the beginning .  Think about the things that you need in your new home.  Think about the things that you would like in your new home.  Think about the things you could do without in your new home.   
  • How much can you afford?
This is related to deciding what you want in a home.  The amount you can afford to pay for a home restricts the type of home you can buy.  Do you have money saved up for a down payment?  A lender can go through your finances with you and help you determine how much you can qualify to borrow.  A lender can give you a pre-approval for a loan.  That amount plus your down payment would determine the most you could pay for a home.  That doesn't mean it's wise to spend that amount, but it lets you know your limits.  There are many loan programs available even in todays market.  I have lenders that I work with that can help determine the best loan for you. 
  • Do you have a Realtor?
